Spring - Time to Move

The recent article in The Sunday Times confirming Holywood to be a 'cool' place to live, is in fact old news, according to Michael Rodgers of Rodgers & Browne Estate Agents.

Having sold property in Holywood since 1985, Michael Rodgers of Rodgers & Browne Estate Agents, a Sullivan Connect Gold Partner, shares some insight into the market.

We have long known and promoted the virtues of our historic, seaside, town and its environs.

Of course, the market has had its ‘ups and downs’ over the years, but it has always been regarded as a ‘lovely place’ to live.

Evidence of the town’s popularity is evident in its house prices. Although there are micro markets within the Holywood area and different house types increase at different rates. However, a good illustration would be Princess Gardens in the town.

Here, in 1985, a typical, three bedroom, red-brick semi-detached house would have realised £30,000 (the point at which Stamp Duty applied!). At the height of the market in 2007, the same house would have made £300,000. Today (2022) the same house would be making £280,000.

Other substantial, glamourous, detached homes along the ‘gold coast’ have always been in demand and have also performed well over the years. The proximity to the shore, the friendly maypole town, good road and rail links (and a ‘proper’ airport) all contributing to the location’s popularity. There are also excellent schools, two yacht clubs and two challenging golf courses! Holywood is unique in having the only maypole in Ireland.

Knowing the market is all important – especially with so many subtle differences within relatively small areas.
